Work Flow

Development
Property Acquisition
The role of this initial phase is to gather information, evaluate the potential of a parcel of land or building, and decide on the likely business performance of the property, in order to create a project. In addition to planning, this job requires skill at negotiating and the development of human networks.
Financing
Developing real estate requires a large amount of capital, and the efficient supply of funds from financial institutions both domestic and overseas, through a variety of methods, has a crucial effect on a project's ultimate success or failure. Real estate finance in Japan is currently undergoing drastic change, and whether a developer can demonstrate its expertise in this environment will have a crucial impact on its future.
Marketing & Product Planning
This is the job of merchandising to decide on the plan of a building. It requires the knowledge and sensitivity of maximizing the potential of the property. The type of services that should be provided, and the lease charge range. Creative people who also have strong marketing savy, and are able to precisely gauge market demand, will excel.
Construction & Interior Planning
Role includes finding an architect that best matches the project, and working with that architect to give form to the structural design. It requires the ability to fuse marketability together with creativity. At Space Design, our uncompromising attitude toward design is a natural outgrowth of our job as creator of living space.
Construction Management
The management of building construction. This job involves working with general contractors based on the completed building plans, including negotiation and contract signing, from initial ground breaking until structure completion, managing the entire construction process as leader of the construction team. It also includes deciding on interior plans and the equipment to be installed.
Sales
This is the job of selling the completed real estate product to investors. Currently we are selling to foreign-affiliated real estate funds and international individual investors, to a variety of targets through a variety of methods. For condo sales, we work with sales affiliates to reach individual clients.
Property Management
Service Planning & Management
Today, real estate that "just sits there" is of no value. What's important is how much the people who use it or live there are satisfied, and how much value can be garnered from that fact. Service planning and management gives substance to activities that make this possible. Since we have a sizeable international clientele, ability in English will be a strong advantage.
Lease Business
Aggressively approaching corporate clients to continue expanding our users is of utmost importance. Since Space Design's properties are all "new idea-based products", it is essential to publicize them through knowledge and on foot. Since we have a sizeable international clientele, ability in English will be a strong advantage.
IT Service, Construction & Equipment Management
A high level of technological know-how is an essential element of a highly profitable real estate product. This job involves incorporating new technologies to offer previously unavailable IT services, and the development of efficient facility management systems. We eventually plan on solidifying our own unique know-how and providing it to other developers as part of our enterprise.
Enterprise Development & Management Planning
For Space Design who is constantly searching for new frontiers, the exploration of new business opportunities is a job for all of our employees. Those who create the products, and those who are always in contact with clients, are all a team that develops new enterprises, so anybody has the opportunity to propose new business ideas.
